We consulted with Alh. Abdulmalik Mahdi, a seasoned real estate expert and MD of Modern Shelter Systems (a key partner in the Renewed Hope Housing Scheme), to provide deeper insights into Wuse 2’s market dynamics.
Q1: Given Wuse 2’s blend of commercial and residential properties, which sector currently offers the most attractive investment returns, and why?
“Commercial real estate is more rewarding—not just in Wuse 2 but across Abuja. The need for commercial spaces in Wuse 2 is at an all-time high. From hotels, shortlets, offices, retail spaces, recreational spaces, to medical facilities—Wuse 2 is the melting pot of Abuja. It’s downtown if you like and well-connected to other parts of the city.”
Q2: What are the key factors investors should consider when deciding between commercial and residential properties in Wuse 2?
“Location is always key. There are parts of Wuse 2 that are completely commercial already—having residential real estate there doesn’t make sense unless it’s for shortlets (which essentially makes it commercial). However, there are still pockets around areas like the British Compound and behind Glo Office that are highly desirable for residential purposes. All in all, investors should see Wuse 2 as a commercial district.”
Q3: How do you foresee infrastructure developments and urbanization impacting the commercial and residential real estate markets in Wuse 2 over the next 5-10 years?
“The future is already here! In the next decade, I predict there won’t be any duplexes left on Aminu Kano Crescent or Adetokunbo Ademola Crescent—they’ll all be replaced by high-rise buildings or mixed-use developments. I hope policymakers can guide this growth with a master plan that protects our environment—trees, walkways—and integrates modern infrastructure like bicycle lanes, multi-level car parks, and electric bicycles. These improvements will drive real estate values while boosting government revenue.”

Market Trend Watch
One significant trend in Wuse 2 is the rise of mixed-use developments that combine residential units with retail shops and office spaces. These projects offer diversified income streams for investors while meeting the needs of urban dwellers who prefer live-work-play environments.
Why Mixed-Use Developments Matter
- Diversified income streams for investors.
- Efficient use of limited land resources in prime locations like Wuse 2.
- Enhanced convenience for residents who want proximity to amenities.

Final Thoughts
Wuse 2 remains one of Abuja’s most lucrative districts for real estate investments. While residential properties have their appeal in certain pockets of the district, it’s clear that commercial real estate offers higher returns due to increasing demand for office spaces, retail shops, hotels, and recreational facilities.
As Alh. Abdulmalik Mahdi aptly put it: “Wuse II should be seen as a Commercial District by investors.” However, with urbanization accelerating rapidly, policymakers need to adopt sustainable practices that protect the environment while driving growth.
