During this nearly three-decade period, the military held sway with a truncated five-year democracy between 1979 and 1984. Throughout this period, the military regime allocated land for residential purposes (to elite across different walks of society, military officers inclusive), and to Country missions as Embassies and/or consular offices, for which you would find 90% in either Asokoro or Maitama.”
“ This legacy contributes immensely to the district’s high sale and rental values.
Quality of Utility and Ancillary Services: Because of the concentration of elites, diplomatic missions, and critical government agencies, the quality of security, water, electricity, and educational facilities is expected to be premium, thereby boosting the location’s market position.
Absence of a Standard Measurement Index: In contrast to more organized markets with scientific valuation approaches, outdated perceptions may still influence property values in Asokoro, despite improvements in other districts.
Dr. Sadiq is keen to point out that “above are my personal perspectives on the matter.“
Regarding the types of properties attracting investor interest, he noted that “Commercial property and smaller units (1, 2, and 3 bedrooms) are usually higher yield, consequently attracting frequent investor interest.”
