Properties in Abuja are more expensive. By understanding your budget, you can get an idea of the location that is suitable for your pocket. For instance, someone with N100 million will not waste time inspecting a detached house in Jahi. It will save you time and keep you focused on reality.

Question 2: Abuja has so many neighborhoods! How can first-time buyers find the right location that suits their needs?

Mallam Bashir: Location depends on YOU! Before you consider anything else, consider your budget—that is a primary limitation—then your safety and the future prosperity of the location, which will determine the ongoing value of your property. Other things to be considered are proximity to your workplace and the availability of necessities like schools for your children, health centers, and other related necessities that align with your lifestyle. Every district in Abuja has its unique story; find which one tells to you.

Mallam Bashir: Don’t just budget for the house alone! You need to know that agent fees, legal fees, title registration fees, and even potential maintenance fees are important, and you have to budget for them as well. Don’t be like a buyer who buys a home, pays the seller and has no money to perfect the transfer of ownership documents. That is a dangerous thing to try in Nigeria.
